Project: Flanders Lofts
Location: Pearl District, Portland, OR

Project Description: The original building was constructed in 1921 and used primarily as warehouse space. As the Pearl District turned warehouses into lofts, in 1998 the building was renovated and three stories were added creating 28 lofts. The buildings west elevation looks over the North Park Blocks. 120 window retrofit project.

Mercer Window Solution: Mercer offered the design team an energy efficient window system that picked up on the vocabulary of existing building vernacular. Mercer’s metal windows with a thermal break clear anodized metal frame with #119 nail fin and full compensating channel met the design specification for efficiency and performance. Awning and Hopper configurations were used extensively in the project.

Glass: Cardinal 272 Low-E insulated glass.
